On a beautiful day, sitting beside Lake Balboa makes it easy to see why so many people fall in love with Hot Springs Village, Arkansas.
For our September 2026 real estate update, Rick Marshall and I found ourselves in a particularly beautiful setting: the backyard of a lakefront property currently for sale on Lake Balboa.
With a private dock, covered boat slips, a beautifully maintained lawn, and a wonderful view across the water, it was a terrific place to sit down and talk about two subjects our audience consistently wants to hear more about: the local real estate market and everyday life in Hot Springs Village.

I’ve said many times that Hot Springs Village isn’t for everybody. No community is.
But for people who appreciate the natural beauty of the Ouachita Mountains, the lakes, golf courses, trails, recreational opportunities, and a somewhat slower pace of life, HSV deserves serious consideration.
A Beautiful Backyard on Lake Balboa
Our setting for this month’s episode was a wonderful reminder of what makes lake living so appealing.
Lake Balboa is one of the signature features of Hot Springs Village, and waterfront properties offer a lifestyle that many people dream about.
Imagine stepping into your backyard and looking out across the water. Maybe you enjoy boating, fishing, or simply sitting outside with a cup of coffee and enjoying the scenery.
Of course, not everybody wants or needs a lakefront home.
One of the appealing things about Hot Springs Village is that you don’t have to own waterfront property to enjoy the lakes and the many other amenities available throughout the community.
Still, it’s hard to argue with the view we enjoyed while recording this episode!
Learning About HSV Before You Move
A large portion of our HSV Inside Out audience doesn’t live here yet.
Many are researching Hot Springs Village as a possible retirement destination. Some have already visited. Others have never set foot inside the gates.
That’s one reason I continue producing these videos.
I want people to see the community, understand its character, and learn about the opportunities and challenges of living here.
Real estate is certainly part of that conversation, but there’s much more to choosing a place to live than finding a house you like.
It’s about finding a community and lifestyle that fit you.
